How Often Should You Clean Air Ducts in Dallas?

How Often Should You Clean Air Ducts in Dallas?

Most Dallas homes should have their air ducts cleaned every 3 to 5 years. Plan on every 2 to 3 years if you have pets that shed, someone with an allergy or asthma, a smoker in the house, or a home that was just built or remodeled. And if you can see dust or mold at the vents today, the calendar does not matter. The air ducts need cleaning now.

That is the short answer. Below is how Elite American Home Services sets the schedule for a specific house in Dallas-Fort Worth, the warning signs your air ducts need cleaning between visits, what you can do yourself, and what a professional air duct cleaning costs.

How Often Should You Clean Your Air Ducts? A Schedule by Household

The common industry guideline is every three to five years. NADCA, the National Air Duct Cleaners Association, adds that the right timing depends on the home: pets, smokers, allergies, water damage and remodeling all shorten it. The EPA does not set a fixed schedule at all. It says to clean the ducts on an as-needed basis: when there is visible mold, pests, or so much dust and debris that it blows out of the registers.

Both views point the same way. Look at the house, not just the calendar. Here is the schedule we use:

Your homeHow often to clean your air ducts
Typical home, no pets, no allergiesEvery 3 to 5 years
Pets that shedEvery 2 to 3 years
Allergy or asthma in the homeEvery 2 to 3 years
Smoker in the homeEvery 2 to 3 years
New build or just remodeledOnce right after the work ends, then every 3 to 5 years
Older home with no cleaning recordInspect now, clean if the ducts are dirty
Visible mold, pests or water damageNow. Do not wait.

Not sure where your home falls? A free inspection settles it. Our technician takes photos inside your duct system. If you have clean ducts, we tell you so and you skip the cleaning.

Why Dallas Homes Often Need Duct Cleaning Sooner

A schedule written for the whole country misses a few things about North Texas. These are the reasons homes here may require more frequent cleaning:

  • The air conditioning runs most of the year. A long cooling season means more air moves through the ductwork, and more dust and dirt settles inside it.
  • Flex duct in a hot attic. Most homes here run flex duct through the attic. The ribbed liner grabs dust, and one loose connection pulls attic dust and insulation into the system.
  • Pollen in every season. Mountain cedar in winter, oak in spring and ragweed in fall all end up in the return air.
  • New construction. Drywall dust and sawdust get into the duct work before the family moves in. We see it across the fast-growing suburbs, and we wrote up one example in our Richardson new construction project.

Signs Your Air Ducts Need Cleaning Right Now

These warning signs matter more than any date. If you spot one, the ducts may need cleaning even if the last visit was a year ago:

  • You see dust blow out of a register when the system starts, or visible dust or debris around vents.
  • The house gets dusty again a day or two after you clean your home. That much dust usually means the ducts are feeding it from room to room.
  • A musty smell when the air kicks on. That can point to moisture and mold. Our guide to mold in air ducts shows what to look for.
  • Visible mold on duct surfaces or registers. Stop and get it checked. Mold remediation has to fix the moisture too, or the fungus comes back.
  • Pests. Droppings, nests or insects in the ducts.
  • Weak airflow in some rooms, or allergy symptoms that get worse indoors.
  • A remodel just ended. Sanding and cutting fill the duct system with fine particulate.

Is Air Duct Cleaning Really Necessary?

Not for every home, and not every year. The EPA says there is no proof that routine duct cleaning will prevent health problems, and a light film of dust on a return grille is normal. If an inspection shows clean air ducts, skip it. Anyone who tells you to clean the ducts every single year is selling, not advising. Our post on whether air duct cleaning is a scam or legitimate covers how to tell the difference.

When the ducts really are dirty, cleaning helps. It removes the dust and debris that the HVAC system would keep pushing throughout the home. It can help indoor air quality for people with allergies. And when the job covers a dirty coil and blower, the heating and cooling systems do not have to run longer and use more energy to move the same warmed or cooled air.

Can You Clean Air Ducts Yourself?

Part of the job, yes. Good duct maintenance at home looks like this:

  • Change your filters regularly. A fresh air filter every one to three months is the best habit there is.
  • Vacuum the registers and the return air grille.
  • Keep furniture and rugs off the vents so air flow stays strong.

The rest is out of reach. A shop vac only gets the first few feet. The main trunk, the plenum, the air handling unit, the coil and the furnace blower need a negative-air machine and a rotary brush. A household brush pushed into flex duct can tear the liner or pull a joint loose. And insulation that has gotten wet or moldy cannot be effectively cleaned. The EPA says it should be removed and replaced.

What a Professional Air Duct Cleaning Service Includes

When Elite American Home Services cleans a forced air system in Dallas, the visit follows the same steps every time. We work to NADCA standards on every job.

  1. Inspection with photos of the inside of the ducts, so you see the buildup yourself.
  2. Negative air. A HEPA-filtered vacuum is connected to the trunk line so every contaminant is pulled out of the house, not into it.
  3. Brushing each run. A rotary brush and compressed air tools loosen dust from metal ducts and flex duct alike, from every vent back to the vacuum.
  4. Registers, returns and plenum are cleaned, and you get after photos.

Most homes take two to four hours. Blower and coil cleaning, deep air duct cleaning and air duct sanitizing are separate services. We quote them in writing only when the inspection photos show a need. You can read each step on our process page.

How Often to Clean the Rest of the System

The ducts are one part of the house’s air systems. The other parts run on their own clocks:

One common mix-up: a duct cleaning does not always cover the dryer line. We explain why in does air duct cleaning include dryer vent cleaning.

What Air Duct Cleaning Costs in Dallas

Our standard air duct cleaning is $99 per system. Deep cleaning with rotary-brush scrubbing is $35 per vent. Almost every duct cleaner in Dallas advertises $99. The difference is what happens inside your home. With us, the ad price buys the job that was scoped. Any added work comes with photos of your own ducts and your written approval first.

Bigger jobs cost more, and that is fair. A large home with several systems, heavy buildup or mold can run into the thousands. The sign of an honest quote is not a small number. It is documented scope: photos and written line items.

Price is only half of it. The equipment and the technician decide whether the cleaning works. A HEPA negative-air machine and a rotary brush clean a system that a shop vac only stirs up. A rushed job can crush flex duct, knock a run loose or blow dust through the house, and then you pay twice. Our guide to air duct cleaning cost in Dallas breaks down what moves the price.

Air Duct Cleaning Frequency: Common Questions

How often should you clean air ducts in a new house?

Once, soon after you move in. Construction dust settles in the ducts while the house is built. After that first cleaning, a new home goes on the normal schedule of every 3 to 5 years.

How often should you clean air ducts if you have pets?

Every 2 to 3 years. Hair and dander pass the filter over time and collect in the return side of the system. Changing the filter monthly helps stretch the time between cleanings.

What time of year is best for duct cleaning in Dallas?

Any time the ducts are dirty. Many homeowners pick spring, before the air conditioning runs all day, or fall, before the heating system comes on.

Does cleaning the ducts cut down on dust in your home?

It does when the ducts are the source. If the dust comes from a leaky return or a poor filter, cleaning alone will not fix it. Our inspection checks for both, so you know before you pay for anything.

How long does an air duct cleaning take?

Two to four hours for most homes. It depends on the number of vents and how much buildup the system holds.
